Application

Each person 18 and over applying must pass a background check.  Our background checks are performed by Rental History Reports and are thorough.  Having substantial credit history or job history is not a requirement.  Applications cost $38 to run, and will refund your money if your application is not run for any reason.

Smoking is not allowed.  If you are a smoker, we are sorry, but we cannot accept your application.

We also do not accept Section 8.

Process

  1. Contact Adam at Gopher Properties for a showing
  2. Fill out the Application on RHR’s website and submit with the $38 background check fee
  3. Applications are considered on a first come, first served basis once #2 is complete for all applicants.  Only one group of applicants is considered at once.  The check takes approximately 4 business days. 
  4. If the background checks pass, you will be asked to set up a time to sign the lease in the next couple of days.
  5. At the lease signing, bring a check for the deposit (equal to 1 month’s rent).  Once this step is completed, the place is yours.

Acceptance Criteria

INCOME

  • Total combined gross monthly income must be at least three (3) times the amount of monthly rent (i.e.: $600 monthly rent x 3 = $1,800 monthly income).
  • Income may be from student loans or parental support.
  • Income must be verifiable by paystubs or employer verification.
  • Savings accounts may be considered in lieu of active employment with verification of bank balances

RENTAL/HOMEOWNER HISTORY

  • The following items may disqualify rental acceptance:
  • Previous eviction(s).
  • Outstanding balance owed to a landlord.
  • History of lease violations or broken lease terms (i.e.: late payments, noise complaints, skips or any negative reference).
  • Late mortgage payments or foreclosures.

CREDIT HISTORY

  • The following items may disqualify rental acceptance:
  • Late Payments within 2 years of bankruptcy discharge.
  • Credit history will be weighed in conjunction with all other rental criteria. Applicant may be denied based solely on a history of any delinquent credit activity.  (Medical expenses and foreclosures are exempt).
  • Recent NSF – Non-sufficient funds incidents (bounced checks)

CRIMINAL/BACKGROUND CHECK

  • All applicants require a criminal background check.
  • Felony convictions will disqualify an applicant for life from being a resident including, without limitation felony DWI’s. Registered sex offenders will be disqualified for life.
  • Misdemeanor convictions will disqualify an applicant for crimes against persons, property or drug related illegal activity.
  • Other criminal history will be weighed in conjunction with all other rental criteria. Applicant may be denied based solely on a single incident.

OTHER

  • The following items may disqualify rental acceptance:
  • Discrepancies with any information provided by applicant on the application.
  • Unverifiable information.

 

Applicants not meeting this standard may be accepted with qualifying co-signer, additional prepaid rent, or method agreed to by Landlord.

Applicants must present government-issued photo identification.
